Not only do you need to get the house ready to sell, you also need help to market it, deal with the offer terms, and navigate the closing requirements. And all this while riding the emotional roller coaster that usually comes with selling a home.
Here is a list of my best tips to help you with this exciting but sometimes nail-biting process.
1. Know Your Goals
Understand your intentions, financial goals and time frame. Then feel comfortable with your decision. Finally, choose an experienced Realtor® like myself to help you determine a strategic approach to selling your home based on these goals.
2. Price Correctly and Don't Help to Sell Competitive Homes
When it comes to real estate, the right pricing strategy is critical. Most action on a listing occurs during the first 2 weeks to 30 days it hits the market. The biggest mistake a seller can make is overpricing their home. Over priced homes discourage buyers and their agents more than any other factor. Importantly, if your home is overpriced, you put it in competition with homes that might be newer, larger, or have more features/amenities than yours. In other words, you help the COMPETITION sell!
Your agent should provide you with a strategic pricing breakdown so you can make the best decision, according to your goals. 3. Be “Buyer Ready”

Curb Appeal: Most buyers drive by homes they are interested in before the appointment. If your home’s exterior is attractive and well-maintained, it will get more attention and positively more showings. Fixing even the smaller things to increase your home’s curb appeal will make a great difference.
Clean, Declutter and Depersonalize: The fewer items in your home and on your shelves, the larger and more spacious it will look. Remove knick-knacks, picture frames, and most religious items to not only make your home look and feel larger but to allow the buyer to see themselves living in the space.
Outdated, Dark Homes Don’t Sell: Buyers like updated, light and bright. Dark carpets, dark paint, and dark curtains are turn-offs. Offensive odors from pets and smoking are also huge drawbacks to most buyers. The most important rooms to concentrate on are the living room, family room, kitchen and master bedroom.
Don’t Over-improve: Get your home in good showing condition, but don’t overdo it! Huge projects such as complete remodels of kitchens, adding decks, and additions may not pay back your investment dollar for dollar. Please - before you jump into a huge improvement project, let me make good recommendations for you to get the best return.
Pro tip: You can also consider getting a home inspection. In some instances, sellers might want to know what potential problems may reside in your home prior to listing. This could keep surprises to a minimum and allow you the opportunity to fix these problems before your home goes on the market.
4. Be Financeable
Bad roofs, exterior paint, or structural problems may make your home un-financeable. The wider the scope of financing that your home can qualify for, the higher the overall market value. Remember — government programs like VA and FHA will be the pickiest.
5. Choose an Agent Who Provides Outstanding Marketing
Make sure you choose an agent who will provide you with drop dead gorgeous photos, an alluring video and other promotional materials. And ask about your agent's social media, digital and networking programs. In this tech-savvy age, the impact of the global digital marketing platforms cannot be overlooked.
6. Make Sure You Have Maximum Market Exposure

8. Negotiating
If there is ever a good reason to have a savvy agent working for you, it’s during the negotiation of your home sale. A good negotiator can mean thousands of dollars to you, and will always protect your interests. Don’t let your emotions run wild during negotiations and keep your thinking all ond business. Also let your agent be the buffer between you and the buyer/buyer’s agent.
9. Act Fast With Offers
Be realistic when you do get an offer on your home, evaluate it and act quickly. Letting offers sit around can be a huge mistake. Things can change quickly in the mind of a prospective buyer. Typically, a buyer’s motivation level decreases with time not the opposite.
10. Not Enough Action
I always discuss with my clients what we will do in advance if the house is not getting showings or an offer during the first 30 days. After 30-45 days on the market, it would be very unlikely that interest would be negligible unless a major issue were impeding attraction and sincere interest. Sometimes, even a slight price adjustment will increase the attention to your property and it might bring in buyers who could not afford your original list price.
